Cadastral Surveys
Professional land surveyors perform cadastral surveys, which involve complying with the laws of land ownership and the definition of property boundaries. The land surveyor conducts a physical survey to relocate or demarcate the corner points of a property and subsequently prepares the necessary diagrams and survey records for submission to and approval by the Surveyor-General. These survey diagrams are regarded as the foundation of South Africa’s land registration system as they portray the exact location, size and boundaries of a property.
Cadastral surveys involve any of the following:

Engineering Surveys
Engineering surveys are performed to determine the planimetric location and/or elevation of surface or subsurface features, facilities, or utilities. These surveys are normally used to prepare high detailed site plan maps of a project site, facilities, or utility infrastructure; for future design, ongoing construction, or as-built conditions.
Engineering surveys involve any of the following:
- topographical surveys and mapping
- laser scanning
- 3D modelling of existing buildings, infrastructure and industrial plants
- as-builts
- setting-out
- control survey networks
- drone surveys to generate high resolution orthophotos and contour models
- underground services detection (ground penetrating radar)

Sectional Title Surveys
Sectional title surveys are performed in order to draw up sectional plans. These surveys have the effect of dividing buildings into separate units which allow for multiple ownership in buildings. Sectional title schemes comprise of sections which are exclusively owned and common property which is jointly owned.
Sectional title surveys involve any of the following:
- Sectional Plans
- Amending sectional plans of subdivision, consolidation, extension of sections/schemes and creation of exclusive use areas.
- correction of errors on plans
- dispute resolution
- area verification surveys
- layout plans of exclusive use areas created in terms of scheme rules
Town Planning
Most property development and construction activities are governed and regulated by statute and enforced by local authority. Town planning is the process of managing land resources and involves the control of existing and new developments in ways that promote desirability and sustainability.
Application for planning approval is required in instances where proposed developments or land uses are not allowed in terms of the rules of the property’s current zoning. Applications are submitted to and assessed by a municipality’s development management department, which, based on compliance with existing policies, plans and guidelines, decide whether to grant or deny approval.
